For me (in no particular order) the following things I appreciate and it contributes to the likelihood of my return.
> quiet street so low chance of being recognized on entry
> safe preferably inside parking
> a setting where I can get a full length view of the lady when I first see her. Not a biggie but that punch of sexy as you see her is great
> no hide and seek games to get me in or out. If you have to do it do it discreetly. Shouting "clear?!" down the passage does not do it for me
> NO LINEUPS! I'm not buying cattle

Walking past house mates lying like hippos/teenagers as if invisible is plain rude.
