Had a sexy young lady approach me some 20 odd years back a a shopping complex. Asked her if I could put her up for the night. After saying I only had 1 room, she responded saying that's not a problem for her as she would like to thanks me later.
Declined the request as I thought it could be a trap of sorts but always wandered what would have happened if I'd accepted

Man, I hope it's actually the start on a porn movie type fling. But this is real life so chances are she's going to be a very annoying troublesome tenant is she's complaining about tiny things often now and being and inconvenience and a nuisance when she could just give a couple twists with a screwdriver or stop breaking your house. I'd have a discussion with her about it and if it doesn't stop, serve notice before there's major issues.

I've rented out to a lot of people for a long time, shortest time someone stayed was 3 years and longest was 8. I always refurbish and paint before a new tenant so I know they getting it in pristine condition which is how it should be left when they leave. Never once did I need to go fix something while my tenant was there. Only once did I get a call about a toilet leaking and told them to call a plumber and send me the bill which they did.

I've had some prospective tenants (usually very high earners and also usually female) come with a list of things they want done like they're entitled to more than I'm advertising or complaints before even moving in etc and I simply did not give them the place (God knows why they still want it) to avoid the drama and costs. Ironically, when I do that, I usually get a hot nice chick in afterwards but alas, they never needed to call me. The last one was fire so I always tried to think of a reason to pop by and get close but no luck so I hope yours is just trying to get a good screwing from you :-)

Tenants can be such a nightmare sometimes!
Had one from hell 2 years ago,sure learned my lesson.

@N4P - I always do the same. the place was prestine when they moved in I even told them myself I make sure with each tenant there is nothing hanging that would need attention (of a male seeing they live alone). True to what you say they sent me a list of "exclusive" replacements like - no ma'am you rent it as is - I am not gonna break X or install Y just for you because you need it. What then when the next oke comes in and doesn't want that - break again, but they insist LOL, WiFi has bad signal please come have a look, the door feels a bit tight (brand new lock & paint) please come loosen it up.... Then we end up talking for 2hrs!

I think they are look for every piece that can hang a bit to get me over on social grounds. She would make such a stunning smash if they dropped their gown - I will be in there before they say it! Oh Fuck - they may think they dont need to pay rent anymore - that's the angle. Evil!

Well that is another angle that I also steer clear from. Had many ex's squeezes, family, and even my freaking ex-wife wanted to rent from me. Damn, actually even a few wgs I got close to from ESA previous asked with the promise to pay full rent and still let me come over and fuck whenever I want for free. Recipe for disaster. Let's face it, property costs money, lot's of it, even if it's paid off, there's levies, rates, insurance, electricity, water which adds up and you got your money tied into a thing that might need a long legal battle so can't take chances of having someone in there that you may have to let stay free.

So when the tenant pulls her face because you fucked your wife or a wg and doesn't want to pay or thinks she's a high-end wg so her punani is paying the rent, there's gonna be complications. It's one of those don't mix business with pleasure/personal. It's a nice fantasy though but for me, the big head still rules.

For once I have been blessed!!
I have a gem of a Tennant. She looks after my stuff like it was her own. Plants stuff, decorates without damage and generally clean living. Music never overbearing. Loves my dog. Has a loving cat that catches rodents. Has never been late with rent.
Have a year contract. I hope she renews.

I dont think I would want her as a tenant after a smash.

I honestly would not be able to distinguish her genuine excuses from her possibly trying to manipulate me because she would know I would soften up because she gives up some. She is lovely company and a really attractive thick mature olive skin woman - I struggle around her. She is emitting them pheromones in overdose!

I see Cleopatra has tenants, would be interesting to hear from such lady landlords on here if they also have come across or have male tenants on active lease who have put them in such a fix.

I wish for my next tenant to be a good tenant like that for one of my vacant properties.

If she was an SP. That would be an absolute bonus. SPs always pay their bills. SPs are good and understanding.

On the other hand if you get a "Karen" then you are in for a nightmare
