The finders fees are going to be paid either way Bongs. You must pay it earlier finding one while seeing the current or after when the current leaves.
Personally, I would go with after as you don't know when the current will leave. Could be next week or 10 years time. If it's 10 years time, chances are your potential replacement will be gone by then too and you waste double the finders fee as one issue.
The next issue is exactly what RB has mentioned above. You have a good thing going that works for you and her. You both probably enjoy each other and have a good time. You get consistent great service and she gets consistent income. Why mess it up because of jealousy. More than jealousy, she is going to see every other booking you review as her money that you spent on another wg which could result in changes in her service levels to you for the worse. Sure, no wg has ownership of a punter and no punter has ownership of a wg but it's hard to find that magic formula. Just look at the love affair with Knightrider78 and Lizzy. Dude hasn't booked another wg in more than a year and had never had a bad booking in the same time, in fact better and better bookings the entire time with just one regular.
I used to have more options, like 5-6 regulars at a time but since they've gone, it's proven rather difficult to find replacements. Either the service is just not worthy of repeat visits or if may be but the pricing it prohibitive to visiting regularly or the location (sometimes travellers) is prohibitive to making them regulars. If you find one just enjoy it while it lasts and worry about the after, after. If you stumble across another when getting some variety then great but don't make it a mission to have more options.
